Property with No Borrowing

Australian Property with No SMSF Borrowing

Clients of ESUPERFUND are permitted to invest in Australian Property where the SMSF does not borrow to purchase the Property.  Permitted Property Investments where there is no SMSF borrowing include:

- Residential Property
- Commercial Property
- Vacant Land
- Rural Land

Australian Property with No SMSF Borrowing - How to Complete the Purchase Contract

Where Australian Property is purchased by your SMSF and your SMSF does not borrow to purchase the Property then the Property must be purchased as detailed in the examples below:

Example 1:

If your SMSF has Individual Trustees (eg Barney Spot and Buffy Spot) and the SMSF Name is Spotty Superannuation Fund then the purchaser on the Purchase Contract will be:

Barney Spot and Buffy Spot as trustee for the Spotty Superannuation Fund.

All Trustees of the Fund must sign the Purchase Contract.

Example 2:

If your SMSF has a Company Trustee (eg Spotty Pty Ltd) and the SMSF Name is Spotty Superannuation Fund then the purchaser on the Purchase Contract will be:

Spotty Pty Ltd as trustee for the Spotty Superannuation Fund.

All Directors of the Company Trustee must sign the Purchase Contract.

Overseas Property

Clients of ESUPERFUND are not permitted to invest in Overseas Property whether borrowing to purchase the Property or not.

Annual Fee

No additional fee is payable by clients who invest in Property with their SMSF, whether they borrow or not.  Our annual fee remains fixed at $699 per annum.  This is unprecedented in the marketplace who will charge additional fees upwards of $1,000 for clients who invest in property in a SMSF.
