Refinancing an SMSF Loan: Residential Property

IMPORTANT: The Federal Government has announced changes to the SMSF borrowing rules. From 10 August 2026, Limited Recourse Borrowing Arrangements (LRBAs) can no longer be used to purchase SMSF residential investment properties. As a result, new SMSF loans for residential property purchases are no longer available.

Residential Loan Refinance

Clients of ESUPERFUND are permitted to refinance their existing SMSF loan for a Residential Property. To simplify the Refinance process, ESUPERFUND (via Beagle Finance Pty Ltd) has established a direct arrangement with Liberty Financial allowing clients to easily apply to refinance their SMSF loan via the ESUPERFUND Client Portal.

Direct loan arrangement with Liberty Financial

ESUPERFUND (via Beagle Finance Pty Ltd) has established a direct arrangement with Liberty Financial to assist clients of ESUPERFUND to submit Residential SMSF Refinance applications. By utilising our direct arrangement with Liberty Financial (with ESUPERFUND acting on behalf of Beagle Finance Pty Ltd), ESUPERFUND will guide you through the entire refinance process and ensure that the lender’s requirements are attended to.

Loan Refinance Process

If you wish to refinance your current SMSF loan with Liberty Financial, please click here to log in to your ESUPERFUND Client Portal and submit an application. Once received, we will provide you with the lender's application form for completion.

After you have completed the application form and return with all required supporting documents via your Client Portal Inbox, we will process your refinance application and submit it to the lender for assessment.

Refinance Documents Checklist

During the refinance process, the following documents will be required at a minimum:

Completed Lender's Application Form
Photo IDs (e.g. Driver License, Passport)
Recent Council Rates Notice for the SMSF property being refinanced
Bare Trust Deed
Amended Bare Trust Deed (if applicable)
The last six months of SMSF Bank Statements

Once submitted, the application will automatically undergo the lender's “Easy Refinance” digital assessment.

If the application passes this assessment, a desktop valuation will be performed, and approval will be granted automatically.

If not, the system will refer the application to an underwriter for manual assessment, and additional financial documentation (e.g. SMSF rental statements, SMSF loan statements, and members' personal financial documents such as payslips and income statements) may be required.
