The Federal Government has announced changes to SMSF borrowing rules. Effective 10 August 2026, Limited Recourse Borrowing Arrangements (LRBAs) can no longer be used to acquire residential investment properties through an SMSF. As a result, new SMSF loans for residential property purchases are no longer available.

Existing SMSF residential property loans are grandfathered under the changes, and refinancing of these existing loans remains permitted. To apply to refinance an existing SMSF property loan please submit an application here.

1 For houses/townhouses/house units in metropolitan areas, AAA applicants (ie clear credit history, perfect repayment history and consistent employment etc) and up to 60% LVR only. Interest Only loans will be subject to a 0.5% p.a. rate loading. For full Refinance Rate and LVR details please refer to here.

2 The application fee is payable at the time of valuation order. An additional valuation fee may apply for duplex properties, properties valued over $1,000,000, or those located in remote areas.

3 The legal fee waiver is only available to AAA applicants.
